Lots of activity in the CBD

The last month has seen a lot of development activity.

VCAT has decided in favour of Brady Group’s 30-storey building at 274-278 Little Lonsdale St replacing the historic Phillips Shirts building. Originally planned as a 59-storey residential tower, it has been redesigned to minimise its visual impact and bulk while covering a blank concrete wall in the process.

Elsewhere, Malaysia’s SP Setia has been given the green light from City of Melbourne to pursue redevelopment of 288-326 Exhibition St. Under the plans, dual towers of 251m linked by a skybridge will rise on the site accommodating 500 hotel suites under the Shangri La brand in addition to 318 apartments. The project awaits final approval from Planning Minister Richard Wynne.

In other hotel news developer BPM is pushing ahead with a new Vivo Hotel at 33-35 King St. Originally approved for 120 apartments across 29-storeys, the scheme has been reworked by architects Elenberg Fraser. The project is currently seeking construction tenders from contractors.

555 Collins St is due to launch shortly with the project’s display suite now complete. The existing 1970s Enterprise House office building will make way for a Bates Smart-designed tower that will stand 47 levels.

555 Collins St adds to Fragrance Group’s other Melbourne project, Premier Tower, which will soon begin to rise to 249 m.

Construction has commenced at 271 Spring St – the new headquarters of Australian Unity. The $110 million office tower set over 16 levels includes 15,600 sqm of commercial space and is due to be completed during 2019.

And finally, construction on the 40-storey tower now known as Olderfleet has officially commenced with Mirvac undertaking a sod turning ceremony. Anchor tenant Deloitte will occupy 22,000 sqm of office space upon completion in June 2020.

The building will feature a 30m high atrium connecting the heritage-listed Olderfleet Buildings to the new office tower while also providing sufficient separation. This space will include a café and a business centre with meeting rooms on the lower ground floor.
