The 12-storey office building on the corner of Bourke and King streets is on the market.
Situated directly opposite AMP’s Bourke Place, the building is home to prominent tenants such as Toshiba, Study Group and Pragmatic Training.
Commercial property agent CBRE’s Kiran Pillai said the sale of this property would set the tone for the CBD’s western core.
“Very few CBD office transactions have occurred within this price bracket in the western core and there is a clear appetite from investors who are looking to take full advantage of the strong office market fundamentals that Melbourne is showing,” Mr Pillai said.
The building is being offered with a long-term lease with highly flexible floor plates.
There is also potential for more floors to be constructed on top of the existing building.
Some major developments are in the pipeline in the western part of the CBD, including Cbus Property’s Collins Arch and Mandarin Oriental at 600 Collins St.
